We want to work with people who want to work with us, providing a seamless experience that goes beyond your mortgage offer. We continue to monitor the market and inform you if a better rate becomes available.

In that case we will submit a new application on your behalf (or switch products with the same lender) without charging you an additional fee.

Assuming you provide us with all of the information and documents we need (see below) your mortgage offer could be issued within a week.

However, if there are additional queries from the underwriters or issues with the property to be mortgaged (for example evidence of damp, structural movement or problems with the electrics) a specialist survey might be requested.

All of this can take time, which is why we will never commit to securing your offer within a particular time period. What we will commit to is to work with you to manage any potential issues proactively.

For this reason we recommend starting to look for a new rate up to 6 months before the expiry of your existing product. This means that you can be on the front foot and have plenty of time to deal with any issues that arise, as well as securing a rate in advance in case of future increases.

Of course if rates drop during that period, we will let you know and apply for anything better without charging you an additional fee.

A mortgage involves putting a legal charge on a property to protect the lender’s interest. For this reason, you always need a solicitor to handle the transaction, as well as to securely transfer funds from one lender to another, or to another solicitor in the chain.

For remortgages, you can often take advantage of “free legals” as part of the deal. However, as the saying goes “you get what you pay for”, so it can sometimes work out better to use your own solicitor. Particularly if there is any additional work such as changing the ownership of the property, there are multiple transactions going on at the same time or if you need to move quickly.

We will also advise you of the best course of action based on your circumstances, and can also put you in touch with one of our network of conveyancing solicitors.

As a regulated business, we have a duty of care to our clients to ensure that our advice is in their best interests. We are also required to supply the lender with supporting evidence along with your application, so that they can verify key information such as your income and any major financial commitments.

As all lenders and even cases with the same lender can have different requirements, we ask for as much as possible at the outset, so that we can provide this without having to come back to you for more, which would only cause delays to your application.

At the end of your mortgage deal you will revert to the lender’s Standard Variable Rate (SVR). This is typically around 2% to 4% higher, adding between £150 and £400 per month per £100,000 of borrowing.

In some cases, this may not be a problem, if, for example, you were looking to repay some or all of your mortgage or were looking to move. Otherwise, it’s important to secure a new rate well in advance so that you know where you stand and have plenty of time to go through the application and legal process.

As part of our commitment to you, we will diarise to contact you around 6 months before the end of your mortgage deal.

This varies by lender, but most offers are valid for up to six months. Other products may have a set completion deadline.

This is why we recommend looking for a new rate six months before the expiry of your existing one, to allow plenty of time to secure a new deal.

Our process, step by step

Introduction

We’ll arrange a call with you to discuss your mortgage and protection requirements, your current situation and future plans. At the end of the call we'll give you an indication of what’s available to you based on your objectives and priorities.

We’ll also outline our fees and request payment so we can get to work on your case straight away.

Gathering data and paperwork

We’ll ask you to register for our secure client portal, complete your profile and send us your supporting documents. These are bespoke according to your situation but include proof of your identity, address, income and bank statements

Research

We’ll research the market to find the best option available to you based on your circumstances.

Recommendation

We’ll send you our recommendation in writing and arrange a further meeting if required.

Application

We’ll submit your application and liaise with the lender to provide any supporting documents and information they require to support your application to secure your offer.

Once you’ve received your offer we’ll continue to monitor the market to see if a better rate becomes available.

Review

We’ll get in touch with you around 6 months before the expiry of your product to start the process again.
